What to look for when viewing a house
So, you're looking for a new house, done your research and found a few properties you like. The next step is to initiate the viewings, but what should you be looking out for? In this blog we look at the main things to keep in mind when you are attending a viewing.
Before you even get to a viewing, you must first discuss all your likes and dislikes, what are the main features you need and what are the ones you wish to avoid. By having this list, it makes it easier to judge the house you are viewing as sometimes you can be so overwhelmed during the viewing you can overlook main problems.
2. Look at the overall structure
As well as viewing the inside of the house take in an overall perspective of the property structure, are there any major fixes needed, how long since the property had a new roof? what work has been carried out already? Are their any outside influences such as damp? Look from a builder's perspective.
3. Does everything work?
As you are going around, check light switches and taps to see if they are in full working order, the last thing you want is a plumbing or electrical issue. Feel free to enquire about previous work carried out to water and electrical features and ask about the cost of utility bills, it will give you more of a feel for the living cost.
4. What's included?
It may have been clear on the property information or you may just need more clarity but it's important to ask what will be included if I buy the property, will furniture be left? Will appliances stay where they are? They are all crucial points to be asking.
5. Take a walk around the neighbourhood.
Even though the house is the main viewing point, you really need to get a feel for the area too. Take a stroll around the local area, chatting to neighbours if you can to get a realistic account of their living experience.
